What UKPropertyIntel is, where our data comes from, and how to use it.
What is UKPropertyIntel?
UKPropertyIntel is a free property intelligence platform for the UK. For any home in our live areas you can see its sales history, EPC energy rating, council tax band benchmark, price per square metre, and how it compares with the surrounding area — all drawn from official public data.
Where does the data come from?
We use official, openly-licensed government data: sales from HM Land Registry, energy ratings from the EPC register, council tax from the Ministry of Housing, Communities & Local Government, plus location and boundary data from Ordnance Survey, ONS and postcodes.io. Every source is attributed in our footer under the Open Government Licence v3.0.
Which areas are covered so far?
We're live across England — currently Surrey and West Sussex — with more counties added continually. Scotland, Wales and Northern Ireland are coming soon.
Is it free to use?
Yes. Browsing properties, area statistics and council tax data is completely free.
How up to date is the data?
Our sales records currently cover HM Land Registry transactions from 2020 onwards and are refreshed periodically. Energy and council tax figures reflect the latest published data. As with any dataset, confirm important figures with the original source before relying on them.
Why can't I find every home on a street?
Sale records only exist for homes that have actually sold (from 2020 onwards), so a home that hasn't changed hands recently may not have a sale to show. Where we hold an Energy Performance Certificate for a home with no recorded sale, we list it separately so you can still see its energy and local-area data. We're adding more data and earlier records continually, so coverage keeps improving.
Are the prices a valuation?
No. We show factual recorded sale prices and area averages from official data — not an estimate of what a property is worth today. For a valuation, speak to an estate agent or RICS surveyor.
